How the combined and multi-month figures are calculated
Multi-month views use trailing calendar periods ending with each available month. For example, when July is the newest month, the two-, three-, and six-month views show June–July, May–July, and February–July. Each point in the history chart uses the same trailing-period method.
Homes sold are summed. Active inventory and active listings are each summed across selected localities for each month, then averaged across the period. Sale price and price per square foot are weighted by homes sold; market time is weighted by pending sales; and sale-to-list ratio is weighted by homes sold. These weighted indicators avoid treating a small locality exactly like a much larger one, but they are not true medians calculated from individual transactions.
Months of supply divides average monthly inventory by average monthly sales. Year-over-year changes compare the selected trailing period with the equivalent period ending in the same month one year earlier.
